Ano ba ang pwede mong gawin sa PagIBIG Housing Loan?
Narito ang mga uri ng properties na maaring bilhin at iba pang maaaring pag gamitan ng PagIBIG Housing Loan:
FROM BORROWER:
☑ Housing Loan Application with recent ID photo of borrower/co-borrower (if applicable) (2 copies, HQP-HLF- 068/HQP-HLF- 069)
☑ Proof of Income
Pwede kang pahiramin ng PagIBIG Housing Loan hanggang Php6 million para bumili ng isang residential lot, bahay at lupa o isang condominium unit. Maaring ding makautang para sa pagpapagawa ng bahay, pagpapaayos/pagpapaganda ng bahay o pwede rin para i-finance ang kasalukuyang housing loan.
📌 Pagbili ng fully-developed residential lot o adjoining residential lots na hindi hihigit sa 1,000 sqm;
📌 Pagbili ng residential house and lot, townhouse, o condominium unit;
📌 Construction o completion ng kamag-anak ng humihiram;
📌 Pagpapaganda ng sariling bahay o kamag-anak ng humihiram, o property na nasa Contract-to-Sell (CTS) o Deed of Conditional Sale (DCS) sa pagitan ng Pag-IBIG Fund at ng buyer;
📌 Refinancing ng kasalukuyang housing loan;
📌 Pagbili ng residential lot o unit plus cost ng paglipat ng titulo.
Paano maging kwalipikado?
Ang sa PagIBIG Housing Loan ay pwede sa lahat ng aktibong PagIBIG Fund members, narito ang mga requirements:
✅ At least 24 monthly savings. Lump sum payment of the required 24 months savings is allowed;
✅ Not more than 65 years old, and not more than 70 years old maturity of the date of loan application;
✅ Has the legal capacity to acquired and encumber real property;
✅ Passed satisfactory background/credit and employment/business checks of Pag-IBIG Fund;
✅ Has no outstanding Pag-IBIG Fund Short-Term Loan (STL) in arrears at the time of loan application;
✅ Has no Pag-IBIG Fund Housing Loan that was foreclosed, cancelled, bought back due to default, or subjected to dacion en pago. If with existing Pag-IBIG Fund Housing Loan account, either as principal borrower or co-borrower, it must be updated.
📌 Construction o completion ng kamag-anak ng humihiram;

FROM SELLER (and/or BORROWER):
☑ Transfer Certificate of Title (TCT) (latest title, Certified True Copy). For Condominium Unit, present TCT of the land and Condominium Certificate of Title (CCT) (Certified True Copy).
☑ Updated Tax Declaration (House and Lot) and Updated Real Estate Tax Receipt (photocopy
☑ Vicinity Map/Sketch Map leading to the Property subject of the loan

Magkano ang pwedeng hiramin?
Maaari kang umutang ng hanggang anim na milyong piso (P6,000,000.00). Gayunpaman, ang halagang matatanggap mo ay mananatili pa rin sa aktwal na halagang kailangan mo, ang iyong karapatang makautang (loan entitlement) ay batay sa kapasidad mong magbayad o loan-to-appraised value ratio - alinman ang pinakamababa sa dalawa.
Ang interest rate ay nakabatay sa iyong napiling re-pricing period sa ilalim ng PagIBIG Full Risk-Based Pricing Framework. Gayunpaman, ang PagIBIG Housing Loan ay nagbibigay ng mababang interest rates.
Ang maximum payment period para sa loan ay 30 years.
